Gundaroo soars to new heights

Well as we say goodbye to another cool Summer and one of our wettest on record, the pastures are heavy in seed and the stock have never been happier. The abundance of growth has also been mirrored by very strong growth in property prices for Gundaroo and the surrounding regions. Over the last 12 months there have been 22 sales with a median sale price of $1.1m, up 16.2% annually (propertyvalue.com.au)

Entry level buying into Gundaroo has jumped from $650,000 pre-covid to now be in the order of $850,000 and a $1m+ market is now well an truely established with 11 sales now having been achieved in Gundaroo Village over the $1,000,000 mark. It is with great pride to be able to say that Alexandra and myself have personally sold 9 of the 11 properties that have transacted over the $1m mark. Two of our most recent village records have been achieved over the last quarter:
1 Lind St, Gundaroo – Record for residence on a half-acre – $1,325,000

 

And 1a Rosamel St, Gundaroo – a record for a residence on an acre and a quarter – $ Undisclosed

 

The challenges brought on by Covid over the last 2 years has caused many to re-think their day-to-day surroundings and seek out a tree change, causing property prices to soar across the Yass Valley.
So, is now the right time to sell?
There’s no doubt that the current market is presenting excellent opportunities for homeowners to capitalise on high sale prices and unlock the next stage in one’s life journey. It’s also true that external factors such as the prospect of higher interest rates, an election and a de-stabilised global scene may have some impact on buyer confidence. What’s clear, however, is that the wheels set in motion by Covid, the pent up demand and the appetite for a rural lifestyle change is not likely to disappear soon. I guess it comes down to having a good reason to want to move (this is God’s Country after all!) and where you would be moving to. If you are buying and selling in the same market then the same pricing fundamentals will likely apply.
